
Serfontana Shopping Center Cuts Grid Reliance with 100% Solar Self Consumption
The Serfontana Shopping Center in Morbio Inferiore, Switzerland, has been a retail landmark for over five decades. To secure its energy future, the center commissioned a 93.1 kWp rooftop PV system using AIKO high efficiency Neostar 2P 470 W modules. This installation is a core part of the center’s broader strategy to lower emissions and shield itself from electricity price volatility. By generating clean power on site, Serfontana is transforming its large rooftop into a high performance energy asset.
Project results
The adoption of AIKO ABC modules delivered significant technical and financial improvements over conventional TOPCon alternatives:
Increased Power Density: Achieved a 93.1 kWp installed capacity in the same area where TOPCon would have only reached 89.1 kWp (a 4.4% increase).
Superior Energy Yield: The system generated +9.2% more energy in its first year and is expected to produce 9.9% more lifetime energy over 30 years.
Maximum Financial Efficiency: With 100% self consumption, every kilowatt hour offsets purchases at €0.35/kWh. This resulted in an estimated €1,146,593 in lifetime clean energy value.
Exceptional Returns: The project boasts an ROI of nearly 900% and an IRR exceeding 47%.
Cost Savings: The balance of system (BOS) costs were reduced by 8% compared to TOPCon setups.
Faster Payback: The investment reaches its payback point in just 25 months, two months faster than traditional technology.

Project challenge
Like many busy commercial hubs, Serfontana faces peak electricity demand during the day when retail operations are at their height. However, rooftop space is limited and the site layout presents shading challenges that can hinder traditional solar performance. The project required a solution that could maximize output per square meter while providing the long term reliability necessary for a high profile retail investment.


Solution
The project team, led by Ecosinergie Tienergy SA and supported by distributor Krannich, selected AIKO N type ABC technology. By switching to AIKO Neostar modules, the team was able to achieve a higher wattage and superior efficiency compared to the original specification. These modules were chosen for their ability to maintain stable performance during summer heat and their increased resistance to partial shading and micro cracks, ensuring consistent generation despite the physical constraints of the rooftop.
